Where can I find the governing documents of the association?
A copy of the community’s governing documents can be found on your community’s website by visiting www.goodwin-co.com and entering your community name in the “Find My Community Page” field at the top right corner of the webpage.
Board Meetings
How do I find out when the next Board meeting takes place?
Board Meeting dates and times are typically posted in the News and Events section of TownSq. If you’ve registered your email address, meeting details will also be emailed in advance.
Where can I find copies of the most recent Meeting Minutes?
Meeting minutes are posted in the Documents section of TownSq.
Account & Assessment Info
Where can I find my account number?
Your account number is listed on your billing statement or coupon book. If you can’t locate it, contact Customer Service at 855-289-6007.
When is my assessment due?
Assessments are payable monthly and due on the 1st of every month. They are considered late 30 days after the due date.
Are there any fees associated with online payments?
Credit Card: $1.50 convenience fee + 3.5% of the total payment amount
E-Check: $1.50 convenience fee
Why does my account show a negative number?
A negative number means you have a credit balance.
I received a letter about a past-due assessment. Who can I talk to about these fees?

How do I update/cancel my Western Alliance auto draft?
Click here to update or cancel existing recurring payments.
What is my assessment paying for?
Assessments fund operating expenses such as utilities, road maintenance, landscaping, amenity maintenance, insurance, and more.

How do I pay my assessment?
We offer several payment options:
Option 1: Mail-In Payment

Option 2: TownSq (Web or App)
Log in at https://app.townsq.io/login
Select your account and click “Make a Payment”
Choose to pay your open balance, set up recurring payments, or make a one-time payment
(TownSq accepts ACH and debit/credit cards. Credit card payments include the fees listed above.)
Option 3: Bank Bill Pay
If you use your bank’s bill pay service, set the payee to CDWRT – Woodridge Terrace and use the PO Box address above. Include your account number and property code CDWRT in the memo line.
Can I pay with a credit/debit card?
Yes—through TownSq (web or app) using the steps above.

How do I register?
Visit https://app.townsq.io/ais/sign-up, enter your account number and property zip code, then create a password.
Trouble registering?

How do I change my email preferences?
After logging in, click your name (top right) → Edit Profile → adjust notification settings.
How do I submit a request?
Log in and click Requests on the left menu.
I forgot my password—how do I reset it?
Visit https://app.townsq.io/user-recovery.
Architectural
What exterior changes need approval?
All exterior modifications must be approved through the association’s architectural control process. Please complete the online Architectural Request in TownSq.
Where do I find and submit the form?
Log in to TownSq (web recommended). Go to Architectural Review → Submit Project → complete fields and upload photos/materials/colors → Save to submit. (This feature may not be available on the phone app; use the website if needed.) You can log back in anytime to check status.
How long does approval take?
The Architectural Review Committee has up to 30 days from submission to respond. Provide detailed information to avoid delays.
What is the status of my application?
Submit a follow-up via TownSq or email cdwrtmanager@goodwin-co.com.
Compliance
I received a violation notice. Who do I contact?
Email compliance@goodwin-co.com. Details are also on your notice.
I need to report an issue with a neighbor’s home.
Submit a request via TownSq and include photos and details where applicable.
When are compliance inspections done?
Typically every two weeks, with spot checks as needed.
Is there a rules handout for tenants?
The CC&Rs are available on your community’s page at www.goodwin-co.com.
Rules & Regulations
Rental/Leasing Policy: All leases must be in writing and at least 30 days, with an initial minimum lease term of 6 months. Owners are responsible for tenant compliance; tenant violations may result in owner fines.
Pet Policy: A reasonable number of common household pets (ordinarily up to two per household) may be kept, not for commercial purposes. Pets must be leashed in common areas and owners must clean up waste. Excessive noise/nuisance may result in board action.

What does the Association maintain, and what do I maintain?

How do I report a common-area maintenance issue?
Submit a request via TownSq with photos/details. You can track the status in TownSq.
Trash/Recycling Schedule
Trash/Waste pickup: every Wednesday
Recycling: every other Wednesday
Utilities
HOA covers water and trash. Contact Xcel Energy to set up electricity service.
Mailbox Keys
Contact USPS or a locksmith for replacements.
Pool
